• Third-party sources: public records, MLS/IDX data, social networks (if you interact with our pages), and service providers (e.g., CRM/messaging platforms) consistent with your settings and applicable law.

5) SMS texting & phone numbers (carrier-required disclosure)
• We do not sell, rent, or share leads’ phone numbers with third parties for their promotional or marketing purposes.
• If you opt in to texts, you agree to receive SMS/MMS messages (which may be sent using an autodialer) regarding your real-estate inquiry. Consent is not a condition of purchase.
• Message frequency varies. Message & data rates may apply.
• Reply “STOP” to cancel. Reply “HELP” for help.
• Delivery of messages depends on your carrier; carriers are not liable for delayed or undelivered messages.
• We may share your phone number with service providers (e.g., our CRM and messaging platform) only to send messages on our behalf and subject to confidentiality/data-use restrictions. Service providers are not permitted to use your number for their own marketing.
6) Legal bases (if applicable to you)
Where required (e.g., EEA/UK), we process personal data based on consent, contract performance, legitimate interests (such as responding to your requests and securing our Services), and/or legal obligations.

• Privacy rights: Depending on where you live (including New Jersey and other U.S. states with privacy laws, and the EEA/UK), you may have rights to request access, deletion, correction, portability, and to opt out of certain processing such as targeted advertising or “sale/sharing” as defined by law. 13) Third-party links & IDX/MLS content
Our Site may link to third-party websites, apps, or services we do not control. Their privacy practices govern their services. MLS/IDX listing content and links are provided for your convenience and are subject to the policies of the relevant MLS/IDX providers.

If you access the Services from outside the United States, your information may be processed in the U.S. and other countries that may have different data-protection laws than your country of residence.
